Angel Square offers the potential for adding value through a number of asset management strategies including the letting of vacant accommodation, re-gearing leases with existing tenants or refurbishment with extension, subject to all necessary and relevant consents.

TP Bennett, a leading firm of architects, have given some initial consideration to this which is set out below.

Refurbishment and Extension

In mid-2015, there is the ability to achieve vacant possession of the office parts of the three buildings. This presents an excellent opportunity to reposition the asset to create an office building that will appeal to TMT-type tenants.

TP Bennett’s preliminary analysis indicates that refurbishment and extension could take a number of different forms:

  • Major refurbishment of the existing buildings
  • Potential additional floor space at roof top level. Initial concepts for this space include a new office floor and also bar and restaurant uses with additional outdoor terracing
  • A new principal entrance on Islington High Street
  • A re-positioning of cores to consolidate those within Blocks 2 & 3 to increase the floor area and increase the letting flexibility of the building
  • An improved reception in Block 1
  • The floor plans opposite incorporate a relocation of the principal entrance to the central courtyard, away from the Angel Underground station entrance, to enhance visibility and allow the creation of a retail unit at ground floor level.

TP Bennett estimate that the proposals shown could provide approximately 30,000 sq ft of additional GIA.

This additional floor area is principally derived from three changes:

  • A rationalisation of cores, staircases and toilets and the introduction of a new entrance by lowering the slab
  • Change of use of offices to retail fronting Islington High Street
  • Removal and re-siting of roof-top plant to enable new offices and / or a potential new restaurant or bar.

Alternative Uses

In addition to an office refurbishment at Angel Square, there is potential to consider a change of use away from offices, subject to all necessary and relevant consents, to incorporate Hotel, Student Accommodation, Education or Residential uses.
